Property due diligence is a comprehensive legal investigation carried out on a property before purchase. It involves verifying the authenticity of title documents, confirming ownership, checking for encumbrances or disputes, conducting physical inspections, and assessing potential risks. The goal is to ensure that the property is legally safe to purchase and that the buyer is fully informed before committing funds.
The typical timeline for a due diligence exercise is 5-14 working days from the date of engagement confirmation and payment. However, this may vary depending on the complexity of the property, the location (properties outside Abuja may take longer), and the responsiveness of relevant government agencies. We will provide you with an estimated timeline specific to your property during the engagement stage.
You should provide any documents you have received from the vendor or their agent. This may include copies of the Certificate of Occupancy (C of O), Right of Occupancy (R of O), deed of assignment, survey plan, building plan approval, receipts or evidence of payment, and any other title documents. If you do not have any documents yet, we can still commence the process based on the plot number, property address and vendor information you provide.
Our fees depend on the type and location of the property, the scope of the verification required, and whether travel is needed for properties outside Abuja. After reviewing your application, we will provide you with a clear, all-inclusive fee quotation. There are no hidden charges. Additional travel costs for out-of-Abuja properties will be communicated upfront before engagement.
Yes, we handle property due diligence across all 36 states of Nigeria and the FCT. Our base is in Abuja, so properties within the FCT are handled at standard rates. For properties located outside Abuja, additional travel and logistics costs will apply. These costs are communicated and agreed upon before we commence the exercise.
You receive a comprehensive, professionally certified due diligence report. This report includes: a summary of all findings from title verification and registry searches, photographic evidence from the physical inspection, analysis of any risks or issues identified, and our professional recommendation on whether the property is safe to purchase. The report is a legal document you can rely on.
Yes, we accept online payments via bank transfer for your convenience. Payment details will be provided in your engagement letter after your application has been reviewed and the fee has been agreed upon. This makes it easy for both local and diaspora clients to engage our services seamlessly.
